What Should Consaul Commons Look Like?

The Mandel Group presented four landscaping options for the Silver Spring walkway, which will also accommodate outdoor dining for two incoming restaurants.

A new look could be coming to Consaul Commons, the public walkway located between the village's two incoming restaurants: Vinamo and The Bay. The Mandel Group presented four different landscaping schemes to the Village Board Monday night. All four of the options would remove the curb and hedgerows along the walls, allowing outdoor dining tables to be flush with the exterior walls. Dick Lincoln, senior vice president at The Mandel Group, said renovating the 40-foot-wide walkway is beneficial to Mandel's Beaumont Place apartment development coming to the parking lot north of the Silver Spring businesses. Higher Dispatch Records Costs on Village Board Agenda

The panel also will vote on issuing $1.8 million in bonds for the Mandel Group luxury apartment project.

Village Board members will consider paying more than was budgeted for a records management system at the consolidated dispatch center when they meet Monday at 6 p.m. at Village Hall. To bring all the North Shore communities served by consolidated dispatch onto the same, integrated system will require a one-time investment of almost $140,000 and annual maintenance and service of just more than $18,000, according to a memo from Village Manager Patrick DeGrave. The village set aside just $75,000, and DeGrave recommends using money saved by reduced health insurance costs to make up the difference in 2013. Mandel Apartments Slated for February Groundbreaking

With the CDA's recommendation to create a TIF district, the developers have announced a construction schedule for the luxury apartment development.

The Mandel Group has plans to break ground on its proposed luxury apartment development on Feb. 1. At Tuesday night's Plan Commission meeting, Mandel's senior vice president Dick Lincoln said construction on the $27 million, three-building development containing 100 high-end apartments will begin on Feb. 1, assuming it receives all the necessary village approval. The developer expects to start excavating on the east end and working west, always leaving one lot open for public parking at Silver Spring businesses. The development would be built in the parking lots north of Silver Spring Drive, between Santa Monica and Consaul Place. How Will the Mandel Apartment Development Impact Schools?

The Mandel Group expects 15 new students to enter the school district, but officials say it is hard to gauge enrollment changes without knowing who will rent the proposed units or buy the houses on the market.

The developers proposing to build an upscale apartment development near Silver Spring Drive expect the Whitefish Bay School District will add roughly 15 new students as a result of the project. The Mandel Group recently sat down with Whitefish Bay School District administration to discuss how the district's enrollment may be affected by its proposed $27 million, three-building development containing 100 high-end apartments in the parking lots north of Silver Spring Drive, between Santa Monica and Consaul Place. Should the village assist in funding The Mandel Group's 100-unit luxury apartment development near Silver Spring Drive? This was the question posed to residents at a public hearing of the Community Development Authority Thursday night. The village estimates it will contribute $4.9 million through a tax incremental finance (TIF) district to The Mandel Group's $27-million, three-building development containing 100 high-end apartments in the parking lots north of Silver Spring Drive, between Santa Monica and Consaul Place. The developer proposing to build 100 luxury apartments in Whitefish Bay is requesting a $4.9 million investment from the village through two types of tax incremental financing. After a public hearing, the Whitefish Bay Plan Commission made a recommendation to the Village Board that the luxury apartment development move forward.

The Village Board chambers were nearly packed with residents interested in voicing their opinions about The Mandel Group's proposed luxury apartment development at a public hearing Monday night. The proposal calls for a $27 million three-building development containing 100 high-end apartments in the parking lots north of Silver Spring Drive, between Santa Monica and Diversey boulevards. The two buildings on the east end of the site would feature underground parking for residents, ground level parking for retail customers and three levels of apartments above the sheltered parking area. Mandel Apartment Proposal Headed to Public Hearing

The business district will be one of the voices heard at the July 30 public hearing. After the meeting, village officials will discuss rezoning the property and creating a tax incremental finance district.

The public will soon have an opportunity to voice their opinions about the Mandel Group's proposed luxury apartment development. The public hearing will be held at 6:30 p.m. on July 30 before the Village Board and the Community Development Authority. After the public hearing, a joint review board made up of Plan Commissioners and Architectural Review Commissioners will discuss the details of creating a tax incremental finance district at a meeting at 5 p.m. on Aug 6. @Absolutelyfabulous Mandel has not purchased the forclosed lot they "have it under contract". The contract most likely states that they will only close on that land if they are approved to do this project by the Whitefish Bay Village Board. Luxury Apartment Proposal Earns Preliminary Approval

The four-story apartment proposal was introduced to two village committees this week, but two business district leaders say they should have had a seat at the table earlier on.

After seeing the proposal for a luxury apartment development in the Fox Bay parking lot, Whitefish Bay Plan Commissioners gave the concept its preliminary approval. The Plan Commission held a pre-petition conference with the developer, Mandel Group, Wednesday night. The conference, required by the village's planned development process, does not include a public hearing, but gives commissioners a chance to decide whether the general proposal should be further considered by the Village Board. "This is really intended to be a preliminary discussion with all of you," said Dick Lincoln, the company's senior vice president. Relocation of Walgreens a Key Part of Plans for $32 Million Development

More details emerge on plans for six-story upscale apartment and retail development.

A Milwaukee developer may have found a new home for Shorewood's Walgreens as it released details Friday for a $32 million, six-story apartment and retail development on North Oakland Avenue. Under the plans by The Mandel Group, a  three-building structure would occupy the entire Sendik’s parking lot at 4027 N. Oakland Ave. As part of that plan: The two parking lots are owned by Katz Properties but the developer has the rights to buy the property.
